If you're seeking an immaculate show house with pristine décor, spotless carpets & meticulously manufactured aesthetic lines, it's a fair guess that HC's unlikely to be your perfect match!
Top priority has always been roofing & essential exterior maintenance (see what we've done in the last 3 decades), and many happy years of ongoing 24/7/365 working from home combined with lungs that struggle to deal with paint fumes, plaster dust & sanding dust have seen the "sexy stuff" pushed further down the agenda.
We want you to have only very pleasant surprises when you walk through HC's doors, so here's a candid summary of each room's internal decoration. Lift the rugs, look in the cupboards. No skeletons! Nothing to hide. The blue links will take you in to each room.
Entrance porch
Flooring: Quarry tiled floor. Some irremovable old paint/mastic marks.
Walls & Ceilings: All dry lined. Woodwork and walls repainted with Lakeland VOC-free paints in May 2022.
Lower Hallway
Flooring: Cream wool carpet over original boards. Carpet edges cut off by decorator. Couple of coal dust marks by hall door. Stair carpet affected by Bucket Incident.
Walls & Ceilings: North & south walls are dry lined. East & west are plaster on the hard. Some minor surface hairline cracking and natural mottling visible on previously limewashed original lath & plaster ceiling. Hard wired smoke alarm. Custom-built storage: timber bookshelves along full length of eastern wall, under-stair cupboard, painted double door cupboard between lounge and half-glazed door. Woodwork repainted with Lakeland VOC-free paints in Jan'22.
Lounge
Flooring: Cream wool fitted carpet over original boards. Small discoloured patch under Area 1 of the lounge ceiling.
Walls & Ceilings: East wall is plaster on the hard. Others are dry lined. Original lath & plaster ceiling. Discover more about the lounge ceiling. Hard wired heat detector. Custom-built shelved double-door storage cupboard under western window.
Kitchen
Flooring: Laminate. See some notes (paragraph c) on the construction of the kitchen floor.
Walls & Ceilings: East wall original plaster on the hard. Others dry lined / skimmed. The western wall has been skimmed 2 or 3 times over the years. Very uneven plaster around Rayburn flue, exacerbated by chimney sweep. Timber framed kitchen cabinets painted in British Racing Green eggshell. Some indelible cooking oil splash marks on western wall above electric hob and on southern wall. Original lath & plaster ceiling has been limewashed in the past, and some natural mottling is visible. The boundary outlines of the 3 former rooms are visible through the ceiling skim coat. Hard wired heat detector. Portable CO detector.
Lower Inner Hall
Flooring: Fitted cream carpet.
Walls & Ceilings: Dry lined. All walls and ceiling painted with Lakeland VOC-free paints Jun'22.
Bedroom 1
Flooring: Cream wool fitted carpet over hard floor. See some notes (paragraph b) on the construction of the floor in Bedroom 1 & the en suite.
Walls & Ceilings: Dry lined. Two small areas of ceiling patched & skimmed in the late 90s. Some paint starting to flake on a section of the small inset/alcove plasterboard ceiling at door leading to timber store/workshop. Hard wired heat detector.
En Suite Bathroom
Flooring: Linoleum tiles over hard floor. See some notes (paragraph b) on the construction of the floor in Bedroom 1 & the en suite bathroom.
Walls & Ceilings: Dry lined. As with the lounge ceiling, a small area of water staining on the small alcoved section of plasterboard ceiling above the en suite sink was caused on 5 February 2021 after 3 weeks of continual rain eventually managed to penetrate the loose/missing pointing and two very worn coping stones on the gable adjacent to the en suite. The whole gable was repaired, repointed and the coping stones replaced during the Autumn 2021 programme of works. Woodwork and walls repainted with Lakeland VOC-free paints in May 2022
Rear Inner Hall
Flooring: Vinyl flooring over original concrete slab floor.
Walls & Ceilings: Walls are original plaster on the hard. Ceiling is timber-clad and painted. Eastern wall was replastered during the Autumn 2021 building works. Portable CO detector. New plaster sealed with Lakeland VOC-free plaster sealer and all walls repainted with Lakeland VOC-free paints Jun'22.
Sunroom
Flooring: Original concrete slab floor.
Walls & Ceilings: All walls are the original plaster on the hard. No plasterboard ceiling has been fitted under the GRP roof baseboards and original joists. Walls and woodwork repainted October 2018. Some sections of the exterior paintwork are weathered.
Storeroom
Flooring: Fitted blue wool mix carpet.
Walls & Ceilings: North wall is plaster on the hard. Others are dry lined.
Upper Hall
Flooring: Cream wool carpet laid over original floorboards that have been levelled with an additional sheet of timber. The “Bucket Incident” had a profoundly negative impact on the upper hall, upper bathroom and stair carpets.
Walls & Ceilings: Mainly dry lined. 2 narrow sections of original hard plaster walls at the entrance to the Upper Inner Hall and entrance to Bedroom 2. Hard wired smoke alarm. Woodwork repainted with Lakeland VOC-free paints in January 2022.
Upper Inner Hall
Flooring: Fitted cream carpet.
Walls & Ceilings: Dry lined. Woodwork, walls and ceiling painted with Lakeland VOC-free paints Jun'22.
Bedroom 2
Flooring: Original floorboards. Small section of CaberFloor high density high performance flooring panels under desk where the original staircase was sited.
Walls & Ceilings: Dry lined. Raised arched ceiling also skim coated. Enclosed bespoke under eaves storage along the full length of the north & south walls. Bespoke modular desk built to eastern wall. Hard wired heat detector.
Bedroom 3
Flooring: Cream wool fitted carpet over original floorboards.
Walls & Ceilings: Dry lined. Woodwork repainted with Lakeland VOC-free paints in January 2022.
Upper Bathroom
Flooring: Cream wool carpet over original floorboards. Carpet the worse for wear following “the Bucket Incident”. Some ingrained muddy paw marks & indelible building product marks. Natural Sisal rugs laid over.
Walls & Ceilings: All dry lined. Water splash marks and building product marks on walls & ceiling. Woodwork painted with Lakeland VOC-free paints June 2020.
